Property Description

Summary
Wine Estate for Sale (Southwest France)

This historic 18.59-hectare estate lies in the heart of the Madiran appellation, including 12.37 hectares of vineyards in the Madiran and Pacherenc du Vic-Bilh AOCs. Its plots, neatly grouped around the buildings, have been restructured over the past 15 years.

Location
The estate is located 44 km northeast of Pau and 43 km northwest of Tarbes. It is accessible from Bordeaux in 2 hours and 30 minutes by car.

The estate covers the following areas
: Madiran and Pacherenc AOC vineyards: 12.3663 ha;
Unplanted AOC land: 3.0780 ha;
Woods and heath: 2.0280 ha;
Arable land and meadows: 0.5575 ha;
Buildings and soils: 0.5635 ha.
Grape varieties:

The vineyard is predominantly planted with Tannat, with an average vine age of 12 years.

Reds: Tannat 8.0237 ha, Cabernet Sauvignon 0.7800 ha, Fer Servadou 0.6507 ha, Cabernet Franc 0.4920 ha.
Whites: Petit Manseng 1.4399 ha, Gros Manseng 0.7900 ha, Petit Corbu 0.1900 ha.

The restructuring addresses quality concerns and compliance with the minimum planting density of 4,000 vines/ha required by the AOC specifications.

Revenue Generation
The estate produces two appellation wines: a Madiran (red) and a sweet Pacherenc du Vic-Bilh (sweet white). Great Madiran wines have an aging potential of 10 to 15 years. The sweet white wines, hand-harvested from mid-November to December 31st, can be aged for up to 10 years and are also enjoyable young.

The appellation's vineyards cover 1,700 hectares in the foothills of the Pyrenees, on clay, clay-limestone, and pebble soils.

The clay-limestone western slopes produce wines with excellent aging potential.
The flatter slopes, with their light, well-drained clay soils, yield supple and luscious wines.
The hillocks of pebbles, which are well-drained and retain heat, produce silky and delicate wines.

Located 60 km from the Pyrenees and 80 km from the Atlantic Ocean, the oceanic climate, with warm summers and autumns, promotes the full ripening of tannins.

The winery buildings
include: Equipment sheds: two open storage sheds, one built of concrete blocks with a tiled roof, the other with a metal frame and an earthen floor, both in good condition.
Winery: a 230 m² semi-underground building equipped with stainless steel tanks. Upgrades to meet current standards will be required.
Storage and residential building: an unfinished three-story house with two large garages (320 m²) used for storage
